Residential and Commercial Real Estate
Keith McManus, Esq. represents banks and brokers to service their residential and commercial mortgage customers. I provide a complete range of services from drafting purchase and sale contracts to closing and issuance of title insurance.

Title Insurance Services
As a component of my real estate practice, I assist clients by examining the title to real property and related reports. I also serve as an approved attorney to issue title insurance commitments and policies on behalf of major national title insurance underwriters.

Wills, Trusts and Estate Planning
Current wills, trusts and estate planning documents may provide you with legal, financial and tax advantages that otherwise may be lost: "

  • After a death, the probate process in Massachusetts will take a minimum of one year. Funding a trust will remove trust assets from your probate estate, reduce attorney fees for estate settlement and allow immediate succession of ownership;
  • Properly drafted wills may appoint guardians for your minor children;
  • Clients facing the possibility of estate tax liability may reduce or entirely eliminate their liability with proper planning; As a result of the new Massachusetts legislation changing the estate tax, the threshold for filing an estate tax return and for paying tax is lower for Massachusetts purposes than it is for federal purposes.
  • Completing at least a basic plan with a will and disability documents before travel is often possible.
  • Clients that own a business can combine business succession planning with their estate plan. Asset succession planning should be made for clients in the event of a disability or death.

  • The first step toward drafting or updating your estate plan should be to contact the firm and schedule an appointment with Attorney Keith McManus, Esq. At this appointment it is requested that you have the following:
  • A preference as to whom should receive the benefit of your assets if there is a loss;
  • Name, contact information and relationship of any such beneficiaries of your plan;
  • Your preference as to health care and financial decisions should you lose the capacity to communicate your thoughts;
  • A summary of your assets and how they are held.

  • I will work with you to develop your plan to completion in a timely manner.
